More Than 70% Retail Space Leased

Construction Begins on Commercial Buildings at The Dunes

Construction is underway on six commercial buildings that will populate a highly anticipated, mixed-use open-air center in Marina on the Monterey Peninsula called The Dunes Promenade.

Set in the midst of Shea Homes’ The Dunes on Monterey Bay — a master-planned development of 1,237 homes — The Dunes Promenade will offer guests a unique, outdoor retail-commercial experience, with a total of 55,300 sq. ft. of shops and business space, including the Cinemark Century Marina movie theater, The Brass Tap Marina craft beer bar and grill, scheduled to open within weeks and a national specialty grocer now signed and planned to open late this year.

Flurry of Building Activity

The 16-acre site is currently a flurry of activity with general contractor, SWENSON, ready to begin framing the six commercial buildings interwoven along the promenade — including residences and live-work townhomes over ground-floor retail.

Approximately 400 cubic yards of earth are being moved for the foundations. Concrete footings on several buildings have been poured, with the rest due to be completed soon. Altogether, more than 1,100 cubic yards of concrete plus around 60 tons of rebar will be used at the site.

In addition, mechanical, electrical and plumbing (MEP) components have been roughed in and framing is ready to begin — strengthened by over 120 steel columns. The attractive exteriors will ultimately consist of high-quality stucco, brick veneer and standing seam metal.

“It’s exciting to see the commercial buildings beginning to rise,” said Donald Hofer, vice president for community development at Shea Homes of Northern California. “The Dunes Promenade will set a new standard for premium retail space on the Monterey Peninsula. With 70% already leased, it’s no surprise that many retailers and other businesses are showing strong interest in the opportunities.”

The initial buildings in The Dunes Promenade are targeted to be completed by early summer, with the full retail-commercial neighborhood finished and landscaped by this fall.

Strong Demand for Space

Demand at The Dunes Promenade, located at 10th Street and General Stillwell Drive near the Imjin Parkway exit off Highway 1, has been strong from the moment the development was announced. Existing tenants include:

  • Cinemark Century Marina, 23,500 sq. ft. movie theater • 100 10th St. (already open)
  • The Brass Tap Marina, 3,200 sq. ft. craft beer bar and grill • 99 General Stillwell Dr. (opening next month)
  • Popular high-quality specialty grocer, 12,500 sq. ft. store • Signed for Building A 

This leaves just 12 retail units remaining in five buildings, with individual units ranging from 862 sq. ft. to 1,867 sq. ft. — as well as the ability for a limited time to combine units for up to 5,300 sq. ft. of space within a single building.

Mixed-Use Environment

Beyond the more than 1,200 single-family homes, The Dunes on Monterey Bay will feature 500 hotel rooms and a total of 1.5 million sq. ft. of commercial space.

Guests arriving at The Dunes Promenade will find ample parking and enjoy strolling among the shops and businesses connected by tree-lined streets and flowered paths leading to an inviting village square, which will host various community events annually. Powerful traffic generators for retailers will include over 2,500 newly built homes in the area with 4,000 more on the way, highlighted by Shea’s 18 planned townhomes with bay views and 53 condos and flats.

The Dunes Promenade will also benefit from students coming over from nearby California State University Monterey Bay (CSUMB), Fort Ord National Monument visitors and the numerous shoppers at big box retailers and other businesses adjacent to The Dunes Promenade.
