Village Square — the Heart of the Promenade at The Dunes in Marina

A century ago, many towns were built around a lively common gathering place. Soon, at Promenade — the vibrant commercial center at Shea Homes’ The Dunes on Monterey Bay — a uniquely designed, modern village square will emerge as the heart of this master-planned community of 1,237 single-family homes.

A Pleasant Stroll

As visitors stroll along the sidewalks past the Promenade’s retail shops, upscale eateries and commercial businesses, all paths lead to the village square.

This attractively-designed crossroads will serve as a meeting place for community residents, restaurant patrons, moviegoers, shoppers, business owners and the general public to gather and enjoy themselves. The village square is being built around a covered pavilion with a raised stage for informal musical performances, a two-sided fireplace, seating area, lawn, and tables. Additional seating will be available in a space adjacent to the fire pits — where guests can warm themselves on crisp Marina evenings.

Decorative lighting will bring the village square alive after dark. Stunning public art is planned including a large wave sculpture at the east end, an eye-catching mural surrounding the pavilion with a historical timeline of Fort Ord and a spectacular 30-foot-high 3D kelp forest display wrapping around the Cinemark Century Marina movie theater to the west.

In short, no visit to Promenade at The Dunes will be complete without spending time meeting friends in this contemporary town center.

Leases Sprout in the Spring

With commercial construction now well underway and the wet winter behind us, activity has picked up and leasing is accelerating within the Promenade’s 55,300 sq. ft. of space. 

Already, more than 70% of the commercial center has been leased. The Brass Tap Marina craft beer taproom and grill is scheduled to open late this month. And other leases including the Promenade’s anchor tenant — a well-known national specialty grocer — will be announced in the coming months.

All told, there are just 12 other retail units in five buildings, with individual spaces ranging from 862 sq. ft. to 1,867 sq. ft. — as well as the ability for a very limited time to combine units for up to 5,300 sq. ft. of space within a single building.

Attractive Mixed-Use Environment

In addition to Shea Homes’ four new communities, with a variety of new product types, The Dunes on Monterey Bay will incorporate 500 hotel rooms, a total of 1.5 million sq. ft. of commercial space and ample close-in parking. Local traffic generators for retailers and businesses include over 2,500 newly built homes in the area with thousands more on the way, students attending nearby California State University Monterey Bay (CSUMB), Fort Ord National Monument visitors and shoppers at big box retailers nearby.
